The Jacobs-Ortiz Residence was a major remodel and addition to an existing single-family residence in the gated Bear Brand Ranch neighborhood of Laguna Niguel, California.  The project scope included a complete interior remodel and exterior refurbish of the existing one-story French country style 1985 home.  Dormers were designed and added to create a new second floor within the existing attic space.  A new fire pit was added, exterior entertaining areas were remodeled, and other various site improvements were made throughout the property.  The interior remodel work was done to not only update the home throughout, but also to modify the floor plan considerably for reduced separation between entertaining spaces, improved circulation, and to create space for the new second floor access stairwell.  New large-scale door opening systems were introduced to better connect the house interior to the rear yard, pool, and other exterior entertaining areas.
