The MGD Duplex was a new custom two-family residence in the Corona Del Mar neighborhood of Newport Beach, California.  The project scope included a 1,768 sf front unit and 1,181 sf rear unit, garage and carport parking spaces for each, a grade-level terrace and private side courtyard for the front unit, open-air covered loggias for each unit, and third floor roof decks for each unit.  The roof decks were elevated to capture ocean views over the village rooftops and were situated on opposite ends of the structure with third floor massing and roofs between them to provide complete visual separation.  Both units were designed to have the kitchen, dining, and family room all open to each other, as well as new large-scale door opening systems connecting these spaces to the adjacent exterior areas, in order to maximize the appearance of usable space in the limited square footage available.
